Not only do we as property managers help find homes to rent and help property owners rent their homes, we also help folks find homes to purchase and help property owners sell their property.
We understand that buying a home is for many people the largest single purchase that they will make in their lifetime. With this in mind, we do everything we can to make the homebuyer process as easy and as worry-free as possible.
Below you’ll read what it means to have a member of our property management team represent you during the home buying process.
Many buyers, especially first-time home buyers, don’t have an accurate picture of what it takes to obtain a loan. We understand how confusing and overwhelming the entire process can be, so we have chosen to partner with a few select lenders which we feel can keep up with the professional and customer service standards that you might expect and deserve. You can get more information on those resources here. A lender will get you pre-qualified before you start looking for homes which will give you a sense of what you can purchase. Being pre-qualified will also help you get your offer accepted once you find a home you want to buy.
Finding a home
Once you’ve been pre-qualified for a mortgage, you can start the “house-hunting” phase of buying a home. We will set up a search for the exact type of home you want to purchase and send these homes to you automatically as they come on the market. There are many places to look online for homes like Zillow, however many of these resources show homes that are under contract or already sold which can lead to frustration. What we send you will be the latest most up to date housing inventory as it’s coming directly from our MLS.
Putting in an offer and Negotiating a purchase price
Once you find a home you like we’ll need to put in an offer. We’ll work with you to get your best offer put in front of the representing selling agent and the owner of the home. Often, we’ll have to negotiate. Negotiation is often more than luck or talent – it is often the innate ability to use proven skills and techniques to give our clients the best opportunity to accomplish their goals while receiving the most favorable terms possible. Our track record and experience prove to be valuable during the negotiation process.
Managing inspections and getting closed
Our job doesn’t stop when we put a home under contract for you. In fact, we feel this is where we are really able to show you the value we bring. We will assist you in setting up your property inspections, and also meet with the inspector and help negotiate what repairs will or will not be covered by the seller(s). We also will follow the entire loan and title process until the day we close escrow and will keep you posted on anything that needs your attention. We can also even help coordinate movers if needed.
